Pitcairn Properties has built a solid financial base and established relationships with leading real estate lenders and financial partners by investing in and managing real estate as financial assets. Our operational divisions are structured to identify investment opportunities, maximize cash flow, and enhance value.

Development

Our history of development portfolio claim, among the signature projects are the landmark Bell Atlantic Tower, 1800 - 1880 JFK Blvd, 2000 Market St. in Philadelphia: New York City's acclaimed residence, The Magellan; and The Ellington, the 160-unit luxury condominium located in downtown Philadelphia. Other developments range from high-rise luxury residential properties to prime industrial and office buildings. The extensive experience and highly regarded and talented professional staff of our development team enables us to manage the process in-house and to generate substantial opportunistic returns. Our development deal flow is mainly proprietary projects not commonly available in the public market through a bidding process. Many of our partners present us with opportunities of land that they own and where vision, expertise and speed of execution are needed.

Acquisitions

Since its inception in 1968 Pitcairn Properties has developed a strategy to acquire underperforming properties, initiated considerable structural and cosmetic renovations, supplemented these efforts with strategic marketing, and introduced a newly repositioned asset to a receptive market. While we prefer to hold our assets over the long term, we will not miss the opportunity to capitalize and exploit imbalances in market conditions to cash in profits from mature and stabilized assets.

Asset Management

We don't just manage class A properties for our portolio; we offer that service to our partners as well. In managing all assets, we develop asset plans for every property and take a hands-on approach to leasing, financial reporting, securing debt and property management - interacting with our tenants on a daily basis to ensure consistently high levels of service and a resultant high rate of tenant retention. Every tenant in our portfolio has direct access to our property managers via a computer system to process work orders and respond to their needs in a timely fashion.

Construction Management

The Pitcairn Properties team has extensive experience in the construction of the full range of commercial construction projects, including office buildings, high-rise residential and retail centers. We've completed several ground-up construction projects of urban and suburban buildings on budget and on time. We have also completed base building renovations, and tenant improvement projects, tackling every challenge from an Owner's perspective. From breaking ground to topping off, we're behind our projects every step of the way - from conceptual development, budgeting, value engineering and the management of design professionals, to scheduling, cost control monitoring, contract administration, coordination of vendors and subcontractors and final project closeout.

Financial Services

Pitcairn Properties provides a full range of financial and advisory services to many of our foreign and domestic partners, from day-to-day accounting transactions to complex pro forma, budgetary, and property analysis, both for properties in which we hold an interest and for third party-managed properties.
