225 Bush Street is a 23 story Class \\\"B+\\\" commercial office building located in the desirable financial district of downtown San Francisco. The commercial office floors are located on Floors 2-22. The ground floor contains retail users. The building is comprised of 561,051 rental square feet and occupies the full block of Montgomery and Sansome Streets. 225 Bush was styled after the Italian Renaissance. The building is u shaped and contains two wings, Main and West. Although the West wing was built almost 30 years later, it is difficult to see where the new and the old buildings meet. The main wing lobby has much character and possesses many distinctive designs found during the Renaissance era. The property is conveniently located near all forms of mass transportation and has easy access to freeways.

The building was originally built as the new headquarters of the Standard Oil Company. Standard Oil expanded the original building in 1950 to include the West Wing. The property was owned by the Standard Oil Company, later known as Chevron until 1996. It was then acquired by Pacific Resources who owned it for 2 years and sold to Ocwen Properties out of Florida. Ocwen sold the building to Flynn Land Holdings in 2000, the predecessor owner to SEB. The building was seismically upgraded in 1994 and the two buildings were bound together as one. Renovations and additions to some mechanical systems were performed in 1950 by Standard Oil. These renovations included modernization of the elevator equipment, addition of HVAC and sprinkler installations. The common areas of 3, 14 and 17 were updated after 2000.
